Purpose-Built Rental & Multi-Residential Construction in
Barrie & Simcoe County

Back to Multi-Residential & Purpose-Built Rental Construction

Barrie is one of the fastest-growing cities in Ontario and the rental market has not kept pace: GO rail extension, Highway 400 commuting and a growing local employment base have pushed demand for purpose-built rental well beyond what exists. Terrahills is headquartered in Ramara and delivers multi-residential buildings across Simcoe County under one contract, structured for CMHC MLI Select.

The county's growth plan directs density to Barrie, Orillia, Innisfil, Bradford and the settlement areas along the 400 corridor, and each of those municipalities has intensification targets that purpose-built rental is well placed to meet. What differs from the GTA is land cost and servicing: land is cheaper, but municipal water and sewer allocation is finite and is assigned at site plan, not assumed.

CMHC MLI Select and the Rental Construction Financing Initiative are how these projects close. We have direct experience structuring projects under both, including the affordability, energy-efficiency and accessibility streams, and managing the construction documentation the lender needs through the build. On our home ground that comes with the municipal relationships and the trade base to match.

What is specific to multi-residential construction in Barrie and Simcoe County

  • Servicing allocation: Barrie, Innisfil and Bradford assign water and sanitary capacity at site plan; confirm it before land is committed
  • Growth plan intensification targets in Barrie and the 400-corridor settlement areas favour mid-rise and stacked townhome product
  • Frost depth around 1.2 m; competent till across most of the county with organic soils and high water tables on shoreline parcels near Lake Simcoe
  • CMHC MLI Select and RCFI structuring: affordability, energy-efficiency and accessibility points earned in design, documented through construction
  • Lower land cost than the GTA but a thinner trade base. Schedule and procurement are planned around it
  • Site plan through the lower-tier municipality with Lake Simcoe Region Conservation Authority sign-off on stormwater across much of the county

What it costs here
