Commercial construction is mostly about the occupied building next door, the landlord's rules, and the date the tenant has already announced. A retail fit-out in a live mall, an office renovation above a working floor, or a courthouse interior inside a functioning building all carry the same constraints: work around operations, sequence trades in tight windows, hit a fixed opening. That is where project management earns its fee, and it is the core of what we do.
Our commercial record runs from interior construction at Vaughan Mills Mall and the SPoT Coffee fit-out on Bremner Boulevard, through multi-year corporate facility management and exterior construction for CBRE clients on Duncan Mill Road and Wynford Drive in Toronto, to the courthouse renovation at Tannery Mall in Newmarket and concrete forming on the Skydome. New-build commercial (office, retail plazas, mixed-use) follows the same design-build delivery as our industrial work: foundations, structure and envelope under one contract, with site servicing and approvals carried by the same team.
Institutional work (courthouses, municipal and community buildings) brings OBC Part 3 institutional and assembly occupancies, accessibility requirements and security programs that have to be designed in rather than added. We coordinate the consultants and carry the permit submission.

Six stages, one contract
The same delivery model as every Terrahills project (land, approvals, servicing, structure, envelope, handover) applied to what a commercial building actually requires.
Confirm what the building or fit-out has to do for the tenant and the landlord, the date already promised, and a Class C estimate against the whole scope, not just the interior.
Architectural and engineering coordination, building permit, and the landlord's design and construction rules for work inside an operating property.
After-hours windows, hoarding, protected access and staged deliveries planned so the mall, office floor or campus keeps operating while we build.
New-build office, retail and mixed-use delivered on the same foundation-to-envelope model as our industrial work; exterior construction and re-cladding on existing buildings.
Interior construction, mechanical and electrical, storefront and specialty finishes to the tenant's standard, coordinated with the base-building systems.
Inspections, commissioning and deficiency close-out sequenced to the opening date the tenant has already announced. The date is the deliverable.
