A self storage facility is a steel building whose economics are set by efficiency. Revenue is earned on net rentable area, so every corridor, stair, elevator lobby and drive aisle is space the owner pays to build and cannot rent. The design work that matters happens before the frame is ordered: the unit mix the local market will absorb, the corridor and partition layout that turns gross area into rentable area, the loading and elevator positions that let a tenant move a sofa to the third floor without a queue, and the building spacing on a drive-up site.

Ontario adds its own conditions. Snow drifts between closely spaced drive-up buildings and against taller neighbours, so roof loads and building spacing are designed together, and drive aisles have to be wide enough to plough without damaging doors. Unheated drive-up buildings need their foundations and slabs protected against frost. Climate-controlled space needs heating and dehumidification sized for the envelope, not an afterthought. And many municipal zoning by-laws do not name self storage at all, so whether a site permits it, and whether development charges are levied at the industrial or commercial rate, is confirmed before the land is committed.

Confirm the zoning permits self storage (many by-laws do not name it), the development charge rate the municipality will apply, access and visibility from the road, and servicing, before the land is committed.

Hard costs per gross square foot only. Land, servicing, development charges, the partition and door package on conversions, and soft costs sit outside these bands. Storage returns are measured per net rentable square foot, so a Class C estimate against your unit mix and site is the number to plan on.

Questions clients ask about self storage construction

As an indicative 2026 range, single-storey drive-up buildings run roughly $70 to $120 per gross square foot and multi-storey climate-controlled facilities roughly $160 to $260, hard costs only, with land, servicing and development charges outside those bands. Building count, storeys, elevators, sprinklers and climate control move the number most. We price against your unit mix and site with a Class C estimate.
Land price decides most of it. Drive-up buildings are cheaper per square foot and suit larger, lower-cost sites outside urban centres. Where land is expensive, a multi-storey climate-controlled facility earns more rentable area from the same footprint and a higher rent per square foot, at a higher build cost. Many sites combine the two.
Often, and it can be the fastest route to opening. Former big-box retail and older industrial buildings have the clear height, open floor plates and loading that storage needs. The questions are the slab and structure capacity for mezzanine floors, the sprinkler upgrade, and whether the zoning permits the new use. We assess the building before you commit to it.
It depends on the municipality. Many zoning by-laws do not name self storage, and it is permitted in some industrial and highway commercial zones and not others. Where it is not permitted, a minor variance or rezoning is common. We confirm the zoning and the development charge rate during feasibility, before the land is committed.
On a serviced site with approvals in hand, a single-storey drive-up facility typically closes in within months of the steel arriving, and a multi-storey facility takes longer because of the structural floors, elevators and sprinklers. Approvals and the steel building lead time usually set the program, so we run them in parallel.
It depends on the building area, the storeys and the classification the design establishes under the Ontario Building Code. Storage is generally treated as an industrial occupancy because the contents are unknown, which is why multi-storey and larger single buildings usually carry sprinklers and fire separations. The architect or engineer of record confirms the classification with the municipality; we build to it.
