One team for the building,
before and after occupancy
Terrahills runs facility management programs for corporate real estate teams and institutional owners: scheduled maintenance, responsive repairs, capital planning and the renovation and exterior work an operating property needs, reported the way a corporate portfolio expects.
We delivered this scope for CBRE at two Toronto corporate sites, including an Imperial Oil property where facility operations continued while exterior construction was phased around them. The same crews and project managers that build our industrial, commercial and healthcare projects handle the work, so a repair, a fit-out and a new build come from one accountable contract.

From condition baseline
to standing program
Every program starts with the building as it is, not a template. The four steps below are the same whether the property is a single office building or several sites managed through a corporate real estate platform.
Site walk, systems inventory and a condition assessment that becomes the reference for everything that follows.
Service levels, maintenance calendar, response times and reporting format agreed in writing with the owner or their property manager.
Scheduled maintenance and responsive repairs by our crews and prequalified trades, with work orders and costs reported on the agreed cycle.
Renovations, fit-outs and exterior construction planned from the capital plan and delivered by the same team, without a second procurement.
