Facility Management

Ongoing operation, maintenance and improvement of commercial and institutional properties across Ontario, delivered by the contractor that also builds and renovates them.

Corporate & Institutional Properties

One team for the building,
before and after occupancy

Terrahills runs facility management programs for corporate real estate teams and institutional owners: scheduled maintenance, responsive repairs, capital planning and the renovation and exterior work an operating property needs, reported the way a corporate portfolio expects.

We delivered this scope for CBRE at two Toronto corporate sites, including an Imperial Oil property where facility operations continued while exterior construction was phased around them. The same crews and project managers that build our industrial, commercial and healthcare projects handle the work, so a repair, a fit-out and a new build come from one accountable contract.

How an Engagement Runs

From condition baseline
to standing program

Every program starts with the building as it is, not a template. The four steps below are the same whether the property is a single office building or several sites managed through a corporate real estate platform.

01
Assessment & baseline

Site walk, systems inventory and a condition assessment that becomes the reference for everything that follows.

02
Program & schedule

Service levels, maintenance calendar, response times and reporting format agreed in writing with the owner or their property manager.

03
Delivery & reporting

Scheduled maintenance and responsive repairs by our crews and prequalified trades, with work orders and costs reported on the agreed cycle.

04
Capital projects

Renovations, fit-outs and exterior construction planned from the capital plan and delivered by the same team, without a second procurement.

FAQ

Questions owners ask us

Plain answers about facility management from an Ontario general contractor.

Corporate office buildings, retail and mixed-use properties, institutional and clinical buildings, and industrial and warehouse facilities. Our reference programs were corporate office sites in Toronto managed through CBRE for an energy-sector client.
Yes. A standing maintenance and repair program is a service on its own. Owners who later need a renovation, fit-out or exterior scope get it from the same team without a second procurement, but that is an option rather than a condition.
Work orders, the maintenance log, costs and condition updates are reported on the cycle set in the program, in the format the owner or their corporate real estate platform requires. Open-book pricing applies to repairs and capital work.
That is the normal case. Work is phased and scheduled around operations, including off-hours where needed, with access, safety and communication planned with building management before the first day on site.
Toronto and the GTA, York, Peel, Durham and Halton regions and Simcoe County for standing programs, and the rest of Ontario by arrangement depending on the property and the response times required.
