Every building we deliver starts with the ground. On a greenfield industrial park, a subdivision or an institutional campus, servicing is on the critical path before any structure can be occupied: the municipal connections, the stormwater pond or underground storage the conservation authority requires, the internal roads to the standard the municipality will assume, and the hydro, gas and telecom trenching that the utilities schedule on their own timelines. On the Ramara Industrial Park we installed the full servicing network in Phase 1 so that building construction could run in parallel across units rather than one after another.
The same crews and engineering deliver infrastructure as a standalone scope: lot clearing and grading, sewer and watermain extensions, stormwater management facilities, dewatering, maintenance holes, culverts, transformer pads and concrete works, road and parking lot subgrade and paving. For remote or difficult-access sites we install portable bridges and pathways so work can proceed where a permanent structure is not warranted.
Approvals are part of the scope. Site plan and subdivision agreements, conservation authority permits, Ministry of Environment approvals for private systems, and utility coordination are managed alongside the civil works, and the estimate covers the whole package, including the stormwater and servicing extensions that a building quotation leaves out.

Servicing cost is set by distance to municipal connections, capacity at the connection, soil and groundwater, and the stormwater facility the conservation authority requires, not by building area. It is the line most often missing from a building quotation and most often responsible for a budget overrun. We price it as part of the whole-project Class C estimate.
