Terrahills builds non-combustible steel industrial buildings, warehouses, cold storage and food-grade facilities across Ontario under a single contract: foundations, rigid frame structure, metal roofing and exterior envelope, and the Ontario Building Code Part 3 compliance that ties them together.

Most steel building projects in Ontario are assembled from parts. A manufacturer sells the frame and ships it. A concrete contractor pours a foundation designed by someone else. A roofer arrives once the steel is up. An engineer stamps drawings for one scope and not the next. When the anchor bolts do not line up with the base plates, four companies are on the phone and none of them owns the problem.

Terrahills delivers the whole building. We take the geotechnical report, design the foundation to the frame reactions, procure and erect the structure, close the envelope, and hand over an occupied building. The non-combustible classification is our responsibility, not a box for you to tick after the fact. The same delivery covers cold chain and food-grade facilities, where the envelope is the refrigeration system and cleanability is a regulatory requirement.

Our capability includes EU-GMP certified pharmaceutical and life-science facilities, requiring the highest standards in clean-room design, HVAC segregation, mechanical systems and regulatory compliance. The same controlled-environment discipline we bring to food-grade and cold chain manufacturing plants.

Both. We procure the pre-engineered building package from the manufacturer whose system suits the span, loading and lead time, and we erect it. Because we also design and pour the foundation, the anchor bolt layout is coordinated against the actual frame reactions rather than a generic template, which is where most steel building projects lose time.

Final classification for a specific building is determined by the architect or engineer of record with the authority having jurisdiction, we are the party that makes sure the building as constructed matches it.
