Project Overview

The Ramara Industrial Park is a 100,000 sq ft multi-unit industrial development in Ramara, Simcoe County, and it is Terrahills' own project, delivered from raw land through servicing, structure, envelope and tenant occupancy under one contract. It is the clearest demonstration of how we build industrial: the geotechnical report first, the foundation designed to the frame reactions, the structure and envelope procured and erected by the same team that poured the concrete, and the non-combustible classification carried by the builder rather than handed to the owner.

The park is planned as multiple industrial units, divisible to suit light manufacturing, warehousing, cold chain and distribution tenants, on the Highway 11 / Highway 12 corridor between Orillia and Lake Simcoe. Highway 400 access to the GTA is under an hour; Simcoe County land costs sit well below the GTA and York Region. That combination (GTA reach at county land cost, in modern non-combustible steel space) is the leasing proposition.

Structure is rigid frame pre-engineered steel with insulated metal panel (IMP) walls and roof, chosen for continuous insulation, cleanable interior faces and the schedule compression that comes from closing structure and envelope in one pass. Foundations are designed to the site's geotechnical investigation, with grade beams tying the perimeter and slab edge across each unit.

Site servicing (water, sanitary, storm, hydro and internal roads) was installed in Phase 1 across the whole park, so building construction could proceed in parallel across units rather than one after another. Early units are occupied while later units continue construction; the site plan and zoning were completed by Terrahills as part of the same delivery.

The Challenge

Delivering a multi-tenant industrial park on a greenfield Simcoe County site: zoning and site plan approvals, full servicing infrastructure to be built before any unit could be occupied, and a market that needed early units delivered while the balance of the park was still under construction.

Our Solution

Zoning and site plan carried by Terrahills as part of the contract. Full site servicing in Phase 1 to unlock parallel construction across units. Rigid frame steel with IMP envelope for schedule and energy performance. Phased occupancy so early tenants took possession while remaining units continued, with the shared site works already complete.
