Project Overview
A 12,000 sq ft custom residence on Toronto's Lake Ontario waterfront in The Beaches: one of the most sought-after and most constrained places to build a home in the country. Panoramic lake views, large-format glazing, cantilevered elements and premium exterior cladding, on a tight urban lot with almost no room to stage materials.
Terrahills is managing the complete construction under one project structure: structural work, mechanical and electrical systems, exterior envelope and interior finishing. The owner has one point of contact and one standard applied across every trade and every phase.
Structural insulated panels (SIPs) are used for portions of the build. On a waterfront envelope that faces the lake year-round, continuous insulation and airtightness are not luxuries, they are what keeps a fully glazed lakefront room comfortable in February. The envelope was designed for that exposure rather than adapted to it.
The lot is the project's defining constraint. Limited staging means materials arrive in sequence and are placed once; City of Toronto permitting is detailed and time-sensitive; and the neighbours are close. Pre-construction planning, a phased material staging strategy and continuous coordination with the City kept the build moving without shortcuts.
The Challenge
Constructing a premium 12,000 sq ft custom home on a constrained waterfront lot in dense urban Toronto, limited staging area, strict and time-sensitive City of Toronto permitting, a lake-facing envelope with large-format glazing, and a finish standard that leaves no margin for rework.
Our Solution
Single project-management structure across every trade; detailed pre-construction planning with a phased material staging strategy for the tight lot; SIP construction for envelope performance on the exposed lakefront elevations; and close, continuous coordination with City of Toronto permitting to maintain momentum through each phase.
