How to Choose the Right General Contractor in Ontario
Why This Decision Matters
Your general contractor is responsible for delivering your project on time, within budget, and to the standard you've agreed on. A good one makes the process far smoother than you'd expect. A bad one can cost you years and hundreds of thousands of dollars in delays, rework, and legal disputes.
This is not a decision to make based on price alone.
What to Look For
Experience on similar projects is the most important thing. A contractor who has successfully delivered the same type of project in the same region of Ontario is far less likely to be surprised by something that derails your schedule or budget.
References are essential. Any credible general contractor will be able to give you contact information for owners of recently completed projects. Call those references. Ask specifically: Did they finish on time? Did they finish on budget? How did they handle problems? Would you hire them again?
Financial stability also matters. A contractor who is struggling financially may cut corners, slow down when cash gets tight, or in the worst case abandon the project. Ask for references from subtrades and suppliers as well as from owners.
Questions to Ask
Before selecting a general contractor for your Ontario construction project, ask: How many projects of this type and size have you completed in the last five years? Can you show me three completed projects and provide owner references? Who will be the site superintendent on my project, and what is their experience? How do you manage subtrades and ensure quality? What is your approach when something unexpected happens on site?
Understanding Quotes
A construction quote is only as good as what it includes. Read the exclusions section carefully. Ask for clarification on any allowance items, as these are areas where the final cost will be higher than the quoted amount if your specifications cost more than the allowance. Ask what contingency is included, and who controls it.
Never accept a quote that isn't in writing with a clear scope of work attached.
Red Flags
Watch out for contractors who are reluctant to provide references, who can't show you recently completed work, who quote significantly lower than everyone else without explanation, who pressure you to sign quickly, or who are vague about who will actually be managing your project day-to-day.
