A boat storage building is a different building from a household storage facility. Boats on trailers and cradles need clear height and wide door openings rather than corridors and small units, and a marina or storage operator needs the floor laid out so boats can be moved in autumn and out in spring in the right order. Clear-span pre-engineered steel buildings suit that well: tall eaves, column-free floors and large end-wall or sidewall doors, heated or unheated depending on the service offered. Household self storage serves the other side of the market: seasonal residents who keep furniture and equipment near the cottage, and a growing year-round population in Bracebridge, Gravenhurst and Huntsville.
The sites set the engineering. Much of the region is Canadian Shield, with shallow bedrock that gives excellent bearing but makes excavation for foundations and services a rock-removal exercise, and ground snow loads are heavy. Many rural sites are outside municipal water and sewer, so domestic water, septic and, for larger buildings, an on-site water supply for firefighting have to be planned before the building is sized. Approvals run through the area municipality with the District of Muskoka, or the equivalent county or township further out.

Land, servicing, development charges and soft costs sit outside these bands, and a Class C estimate against the unit mix and the site is the number to plan on.
