Simcoe County is our home market. Terrahills is headquartered in Ramara, and the 100,000 sq ft Ramara Industrial Park is our own multi-unit industrial development, which means the permitting offices, the servicing capacity and the soils here are things we deal with every week, not once per project.
Industrial demand in Simcoe County is driven by tenants priced out of the GTA looking for Highway 400 and Highway 11 access, and by a local manufacturing and agri-processing base that needs modern, code-compliant space. Serviced industrial land is the constraint. Much of the county's available industrial land is greenfield, which puts site servicing, stormwater management and zoning on the critical path before any steel is ordered.
That is exactly the scope Terrahills carries. On the Ramara Industrial Park we took a greenfield parcel through zoning, full site servicing in Phase 1, and phased building construction so early tenants could occupy while later units were still going up. The same delivery model applies to a single-tenant warehouse in Innisfil or a food-processing plant in Bradford.

published 2026 Ontario construction cost benchmarks, GTA hard costs: warehouse $75–$180/sq ft, distribution facility $170–$480/sq ft. Cold storage in Ontario runs roughly $240–$420/sq ft depending on refrigeration plant and freezer share. Hard costs only. Land, servicing, development charges and soft costs sit outside these bands.
