Markham Custom Homes - Design-Build Program

Project Overview

A six-year design-build program of custom homes in Markham, York Region, delivered between 2015 and 2021. Each home was 3,000 to 4,000 sq ft, at values between $1.7M and $2.8M, designed and built to the finish standard of the York Region luxury market, and every one was sold on completion.

The program ran on a standardized panelized design-build process: a repeatable structural system fabricated off-site, a consistent set of quality controls, and a design approach that let each home be individually specified without re-inventing the delivery each time. That is how multiple concurrent premium builds were carried at the same standard rather than one at a time.

Markham's approvals environment (York Region servicing allocation, City of Markham site plan and permitting, established-neighbourhood infill constraints) was managed within the program so that lots moved from acquisition to occupancy on a predictable cycle.

For a client building more than one home, the lesson of the program is the model itself: standardize the system, customize the home, and the second and third builds get faster and cheaper without getting worse.

The Challenge

Delivering multiple custom design-build homes concurrently in York Region's competitive luxury market, meeting multimillion-dollar finish expectations on every home while keeping a repeatable schedule across a six-year program.
