Ramara Industrial Park - Phase 1 Site Servicing
Project Overview
Before a single building could go up at the Ramara Industrial Park, the greenfield site needed everything: internal roads and parking, water and sanitary, storm drainage, and hydro and telecom utilities. Terrahills managed the entire site servicing package as Phase 1 of the park, working directly with Ramara Township so that every element met municipal standards and could be assumed without complications.
The whole servicing network was completed in one construction season. That single decision is what made the rest of the park work: with roads, services and drainage in place across the full site, building construction could start the following spring and proceed in parallel across units rather than one after another.
The first 45,000 sq ft phase of the 100,000 sq ft park was delivered on that foundation, with early tenants moving in and operating while the remaining units were still under construction nearby. Access, sequencing and communication between active construction zones and occupied space were managed as part of the same contract.
This is the infrastructure scope we deliver as a standalone service and as Phase 1 of buildings we then construct: the line most often missing from a building quotation, and the one most often responsible for a budget overrun when it is priced late.
The Challenge
A greenfield parcel with no infrastructure at all (roads, water, sanitary, storm, hydro and telecom all required before any unit could be occupied) on a schedule where the first tenants wanted to move in while the balance of the park was still being built.
Our Solution
Full site servicing delivered as Phase 1 in a single construction season, to Ramara Township standards for assumption, so that building construction could run in parallel across units from the following spring and early units could be handed over while later ones continued.
