45,000 sq ft Industrial Park Delivered in Simcoe County: On Time, With Tenants Already Moving In
The Challenge
When Terrahills was brought on to develop the Ramara Industrial Park, the brief was straightforward, but the execution required careful planning. The client needed 45,000 square feet of industrial space for multiple tenants, on a greenfield site that had no infrastructure at all. To make things more complex, the first tenants wanted to move in while the rest of the park was still being built.
Getting this wrong would have meant costly delays, unhappy tenants, and a slower return on investment for the owner. Getting it right required a smart phasing strategy from day one.
Getting the Site Ready
Before a single building could go up, the land needed full servicing: roads, parking, water, sewer, drainage, and utilities. Terrahills managed the entire site servicing package, working directly with Ramara Township to make sure everything met municipal standards and could be accepted with no complications.
All of this was completed in one construction season, which meant building work could begin the following spring without delays.
Building in Phases
Rather than waiting until all units were complete to open the park, we structured the construction program so that finished units could be handed over to tenants as they were completed. Early tenants were able to move in and start operating while the remaining units were still being built nearby.
This phased approach protected the owner's cash flow, gave tenants confidence in the project, and kept the overall schedule on track.
Working With Tenants
Bringing in tenants while construction is still happening takes coordination. We worked with both the owner and incoming tenants to manage access, sequencing, and communication, making sure the active construction zones didn't interfere with occupied spaces.
What the Client Got
A fully serviced, 45,000 sq ft multi-tenant industrial park delivered on time, with tenants already generating revenue before the last unit was complete. The park is now fully occupied and has contributed meaningfully to industrial growth in Simcoe County.
