From Empty Land to Certified Pharmaceutical Facility: A Simcoe County Success Story
The Client's Challenge
A pharmaceutical manufacturer had identified the perfect site in Ramara, Simcoe County, but needed a specialized production facility built to exacting international standards before they could open their doors. This wasn't a standard warehouse or office. The building had to meet strict health and safety regulations required for pharmaceutical manufacturing, while being delivered on a tight timeline so the business could start operating.
The client came to Terrahills because they needed one team to manage the entire project: land preparation, permits, construction, and everything in between. They didn't want to manage multiple contractors or deal with the finger-pointing that often happens between design teams and builders.
What We Delivered
We built a 22,000 square foot industrial facility in Ramara, Ontario, purpose-built for pharmaceutical manufacturing. The finished building included specialized ventilation and air control systems to keep the production environment clean and controlled, smooth seamless surfaces throughout that are easy to clean and maintain, separate zones for different stages of production to prevent cross-contamination, and high-performance exterior panels that keep energy costs low and interior conditions stable.
The facility was designed and built to meet the standards required for pharmaceutical manufacturing, giving the client confidence that their operation would pass inspection and be cleared for full production.
How We Worked
Rather than the usual back-and-forth between an architect, an engineer, and a general contractor, we brought all the key people together under one project delivery model from day one. This meant decisions were made faster, problems were caught earlier, and the client always had one point of contact.
We also worked closely with the client's own quality team so that the documentation they needed for regulatory sign-off was being prepared in parallel with construction, not scrambled together after the fact. That saved significant time at the end of the project.
The Result
The facility was delivered on schedule and on budget. Within a few months of construction completion, the building had passed all required inspections and the client was in full production.
The project is now recognized as an example of Ontario's ability to support world-class pharmaceutical manufacturing outside of major urban centres, proving that Simcoe County can compete for major industrial investment when the right builder is in place.
